Columbus Grove Housing Update – End of Summer Edition 2015

School is back in session.  Summer is winding down (even though you wouldn’t know it with today’s record heat).  This is that traditional time of year when everyone thinks that the real estate market starts to slow down.

Not so in Columbus Grove.

There has been sales activity for 13 homes in the past 30 days alone, including 7 new listings, 3 under contract as backup or pending sales, and 3 closed sales.

Go back 30 more days beyond that, and there was sales activity for 9 more homes — 5 new listings during that timeframe, plus 4 closed sales.

Things are moving here!

Currently there are 9 condos/townhomes actively for sale, ranging from 1-4 bedrooms, about 1,100 sf to over 2,000 sf, all built in 2006 or after, and priced from around $450,000 all the way up to $699,000.  Condos and townhomes in the past 120 days have sold for between $475,000 up to $858,000.

There are currently 11 detached single family homes actively for sale, ranging from 3-5 bedrooms, all built between 2006 and 2008, and priced from $998,000 (and that one is a 5 bedroom home!) up to $1,689,000 (a much larger 5 bedroom home on an almost 8,000 sf lot).  Detached single family homes in the past 120 days have sold for between $905,800 (a 3br home) up to $1,470,000 (a 5br home on a 6,660 sf lot).

Columbus Grove is a unique neighborhood within the Tustin Legacy project at the former Marine Corps Air Station (MCAS) – Tustin.  With build-out beginning in 2005, this neighborhood now is complete with 874 residential homes comprised of attached and detached single family homes, attached town homes, and attached condos.  The neighborhood straddles both cities of Irvine and Tustin, separated by Warner Avenue, along Harvard Avenue.  This neighborhood is zoned for attendance in the prestigious Irvine Unified School District (IUSD).  The master homeowner’s association is active in providing regular activities for residents (e.g. movies in the park, Hawaiian BBQ luau, spring and winter celebrations) and maintains the common areas, including two Jr. Olympic-sized pools, kiddie pools, spas, BBQ areas, private clubhouse and meeting rooms, playgrounds, basketball courts, outdoor exercise equipment around the neighborhood, landscaping, and parking patrol to ease vehicle congestion.

Okay, so I may be a bit biased.  Columbus Grove is also where I call “home.”

Columbus Grove is located in a very prime location that is close to freeways, trails, shopping, restaurants, businesses, John Wayne Airport, parks, and plenty more things located not just in Irvine or Tustin, but also not far from Santa Ana or Costa Mesa (think South Coast Metro, downtown Santa Ana, Main Place Mall, Santa Ana Zoo, and other great spots that are not part of a master-planned community).  There is no other neighborhood in the area that has such varied styles of homes with such close proximity to so many things while still being in a friendly neighborhood and attending schools in IUSD.
