Here is a comparative market analyis (CMA) for homes located at Columbus Grove in both Irvine and Tustin, as of 7/13/2011. This includes active, backup, pending, on hold, and sold homes since 4/1/2011, according to SoCalMLS.

There are currently 18 active listings on the market in Columbus Grove (out of the 600+ total homes in the entire community). Most are standard sales, with a few short sales in there, and just one bank-owned (REO) property. Only 5 homes actually closed escrow since 4/1/2011, 2 of which were standard sales, and the other 3 were short sales. There are 10 homes currently in backup, pending, or hold status — 8 of which are short sales.
Columbus Grove continues to thrive with the build-out of Ainsley Park over on the Tustin side of the community. Built by William Lyon Homes, they are about half way through the build-out; there will be a total of 84 attached homes at completion. They still have homes for sale, with Plan 1 (the smallest floor plan) available starting at about $465,000 right now.
With this summer in full gear, the pool areas get quite busy, especially with school out for the kids on summer break. The HOA continues to sponsor events for residents in good standing, such as an ice cream social coming up later this month. The common areas continue to be nicely maintained, and I very rarely see trash or other debris littering the streets. And of course there is always Sweet Shade Park (a park belonging to the City of Irvine, not part of Columbus Grove) that is adjacent to the Irvine side of the community, which is a wonderful place to go walking, biking, picnicking, and playing at the playground for the kids. Unlike some other newer communities, Columbus Grove is a really solid neighborhood that certainly is no ghost town or filled with vacant or abandoned homes.
